A parapet, by contrast, is a structural wall that extends above the roofline. Some buildings have a cornice in front of a parapet, which can make it harder to spot from the street.
Yes. Some buildings have both—a cornice in front for decoration and a parapet wall behind for structure or safety. If the parapet faces a public street or walkway, it still falls under the inspection requirement—even if it’s partially hidden by a cornice. That’s why it’s important to confirm with a qualified inspector if you’re not sure.
Your building may be exempt from the annual parapet inspection requirement if it meets both of the following conditions:
It is set back at least 10 feet from a public street or sidewalk, and
There is a permanent barrier (such as a fence or wall) that is at least 42 inches tall between the parapet and the public right-of-way.
If either of these conditions isn't met, the inspection may still be required.
